Brief
The project required comprehensive builders and sparkle cleans across the dry and wet areas of the spa, followed by external window cleaning during the second phase.
- Phase 1 covered the dry area, including the treatment rooms, small kitchen, bar and dining area.
- Phase 2 covered the wet area, including the pool area, sauna, steam room, washrooms and shower facilities, as well as the external windows.
Across both phases, the scope included extensive glazing, skylights, wall and floor tiles, light fittings and bespoke joinery. Construction dust, debris, adhesive residues, labels and finishing marks had to be removed without damaging the high-quality surfaces, fittings or specialist equipment.
The two phases had to remain coordinated with the wider construction schedule, allowing Cklip’s operatives to work around other trades completing their final activities.
Site Analysis & Planning
Before work commenced, Cklip assessed the completed areas, newly installed finishes and remaining construction residues to determine the most appropriate cleaning methods, equipment and resources.
The team selected suitable products and controlled cleaning techniques for each surface and finish, with particular care given to wet areas, glazing, tiles, sanitary fittings and specialist spa features.
Our Project Manager worked closely with the Brims Construction site team to coordinate access and programme the dry and wet area phases as each section became available. This kept the cleaning aligned with the wider construction programme and reduced the risk of other trades affecting completed areas.

Implementation: Works Carried Out
Each phase began with a builders clean to remove dust, debris and residues from the construction and fit-out process.
During Phase 1, Cklip’s operatives worked systematically through the dry area, cleaning the treatment rooms, small kitchen, bar and dining area. The work included internal glazing, skylights, doors, frames, skirting, light fittings, bespoke joinery, fixtures and fittings. Labels, protective materials, adhesive residues and construction marks were removed using methods suited to each finish.
Phase 2 covered the pool area, sauna, steam room, washrooms and shower facilities. The team cleaned the extensive wall and floor tiling, glazing, sanitary fittings and specialist features throughout the wet area. Edges, corners and high-level surfaces received detailed attention, while the large gable-end window within the wet area was safely accessed and cleaned from scaffolding provided on site.
A sparkle clean followed the builders clean in each phase, removing any remaining fine dust, fingerprints, smears and marks left by final trade activity. The external window cleaning formed part of Phase 2, with some areas completed by hand and others cleaned using Cklip’s Reach & Wash system according to the access requirements.
A final inspection covered the glazing, polished finishes, doors, fixtures and prominent touchpoints, ensuring the spa was presented to the standard expected of a five-star setting.
