Ponteland High School logoThe project comprises of a new 420-pupil primary, 1,600-pupil high school and leisure centre co-located within one multi-purpose building.

The leisure centre includes a six lane 25 metre pool, a trainer pool, aqua play, soft play, Clip‘N’Climb café, sports bar, 100 station gym, spinning studio, dance studios and luxury spa facilities. The indoor ‘community street’ will also be home to the Ponteland Public Library. As part of the wider community commitment, Kier also constructed a brand-new community fire station which was handed over to the Northumberland Fire Service in January 2020.

For the residents of Ponteland, the new development provides a one-stop location for people to learn, exercise and socialise. Community engagement was key throughout this project, recognising the importance of keeping residents updated on this major development for the local economy.

The final eight months of this project were undertaken during the 2020 Covid-19 pandemic. Site operations continued, with large numbers of contractors on site at one time.

As part of the project, there was an archaeological requirement to conduct a dig on the eastern side of the Fairney Burn – the site of new sports pitches. During the dig, old settlements and human remains dating back to 2,500 BC were found. They also found a lot of evidence of early Northumberland settlements, pre-dating Hadrian’s wall, dating back to iron and bronze ages.


Kier required us to carry out a builders clean, sparkle clean, external window cleaning and exterior clean. It was imperative that we were flexible and able to work with and around other trades. They provided us with a cleaning specification (scope of works) that we had to adhere to, so we could guarantee delivery of the cleaning on time.

We were also responsible for our equipment, including 1 MEWP and 3 Scissor lifts, products on site and the management of our operatives. We held weekly meetings with Kier and liaised closely with the site managers so that cleaning deadlines were met.

As the cleaning needed to be carried out whilst building contractors were on site and due to the Covid-19 pandemic, we needed to undertake strict risk assessments & method statements to ensure Health & Safety for all operatives. CSCS & IPAF cards and CHAS, Safecontractor, & Constructionline Gold certification was provided and it was planned that works were to be completed in several phases.

Implementation: Works Carried Out

We are pleased to continue working with Kier, the builders clean was programmed in for nine weeks, with eight operatives and two supervisors. Taking advice from Kier when each area would be finished, each week was scheduled accordingly and included cleaning internal & high-level glazing, sills & frames, ensuring to remove excess paint, mortar and plaster splashes, beams and roof lights.

Wiping walls, skirting boards and all surfaces to remove dust and removing paint & plaster splashes, sticky residue & grout from bathroom and kitchen tiles. All flooring was generally vacuumed & mopped, cleaned by hand or with a scrubber-dryer and some carpets had to be cleaned with a machine, when required.

The sparkle clean, a concentrated clean that provides attention to detail, including walls, flooring, fixtures & fittings, external & high-level window cleaning, using traditional and the reach & wash system and exterior clean, jet washing, was scheduled to take place over six weeks with eight operatives and two supervisors. Advice was sought from Kier when all snagging would be completed and the clean was prepared on this basis. After months of hard work, a thorough clean prior to client hand over is an industry essential.

Review: Hand Over

A builders clean followed by a final sparkle clean allows the development to look it’s absolute best ready for hand over or immediate occupation. Regardless of the scale and scope of works, the result for all companies is the same – a happy client.

Site operations during the Covid-19 pandemic were managed safely and in line with all government regulations. The site team efficiently managed changes in work practise, government regulations and public health measures. As a result of this and the re-sequence of the programme, Kier was able to minimise any effect of the pandemic on the timely completion of the project.

Kier knew they could rely on Cklip to undertake this major project and ensure the building was cleaned to the highest standards so they could hand over to the client on time.
